Studio, One Bed and Two bed options Average for a One bed is around 700 sqft for Two bedrooms 1000 sqft
Do you offer furnished or short-term lease options?
Our studio floorplan offers a murphy bed- you just bring the mattress. We offer 6-15 mo lease options
Are pets welcome at the community, and what is your pet policy?
Yes. Two pets per apartment. Some restricted breeds
How convenient is commuting from the community to major employers, schools, or downtown areas?
Very centrally located. We are a 5 min drive to UT campus or downtown. It is also walkable to get to campus or downtown. Most major stores/repair shops/ hospitals are within a 15-20 min drive.
What amenities are offered on-site (such as pool, fitness center, clubhouse, or coworking space)?
Firepits, Porch swings overlooking the river, Business Center, Amazon hub, Pet wash station, Fitness Center, Coffee bar, Confrence room, Clubroom
What parking options are available, including garages, guest parking, or EV charging stations?
Covered garage parking, Guest parking available, EV charging stations
Are there laundry facilities in the units or on-site?
All homes include Washer and Dryer!
Are utilities included in the rent, and which services are residents responsible for?
Utilities are the residents responsibility. WIFI is through AT&T, Water is third party billed through One Riverwalk, Electricity is through Knoxville Utility Board(KUB)
Do apartments include modern appliances, patios/balconies, or extra storage space?
Yes, Modern Appliances, Patios/Balconies on most units, River view available, Extra storage offered (price depends on size of closet- we have 4 options)
What’s the neighborhood like, and what restaurants, parks, and shopping centers are nearby?
We are close to Gay st, Market Square, West Town Mall, Trader Joes, Walmart, Target, Sam's Club, Mimosas, Kern's Food Hall

KAT bus stop at front of property, Gay st and Henley st walk accessible to campus or downtown

How can I apply for an apartment, and what documents or fees are required?
You will apply online, $200 admin fee, $75 application fee per adult, We will need ID and proof of income documents
What are the move-in costs, and is a security deposit required?
$20 Utility set up fee, Pro-rated rent, Deposit will range but start at $500
Is renters’ insurance mandatory, and what coverage is recommended?
Yes- $300,000 in liability is required
What happens if I need to move out early or break my lease?
Our community requires a 60-day notice and termination fee
How do I submit maintenance requests, and how quickly are they typically resolved?
Through your resident portal- work orders are completed as quickly as possible
